Do you have to tell visitors you represent the seller?
Yes, and hosting an open house does not excuse it. TREC's 2026 guidance says an agent holding open their own brokerage's listing does not have to provide the IABS form or enter into a written agreement with visitors, but still has to disclose that they represent the owner, either orally or in writing. Say it out loud as you greet people, and carry the same line on your sign-in screen so there is a record that every visitor got it.
The agent will need to disclose he or she represents the owner either orally or in writing as required by 1101.558(b).
