Open house follow-up scripts you can copy-paste

Proven text, email, and phone scripts for following up with open house visitors — same-day texts, next-day calls, unrepresented buyers, and seller leads.

Open house leads go cold fast — most agents who lose them lose them in the first 48 hours by not reaching out at all. Here are the exact messages to send, in order. Replace the brackets and hit send.

The same-evening text (send to everyone)

📋 Text · same day, 6–8 PM

Hi [Name], it's [You] — thanks for coming by [123 Maple St] today! Happy to answer any questions about the home, the neighborhood, or what it'd take to make an offer. What did you think of it?

Ending with a question matters: "What did you think of it?" gets replies that "let me know if you have questions" never will. Send it the same evening — you're the only agent in their phone while the house is still in their head.

The next-morning call (hot leads only)

Hi [Name], [You] here — we met at the open house on Maple yesterday. You mentioned you're hoping to buy in the next few months, so I wanted to ask: is Maple a contender, or should I keep an eye out for something closer to what you're picturing? ... What would the ideal version of that house have that this one didn't?

💡 Tip: Hot = pre-approved, paying cash, buying within 3 months, or no agent. If your sign-in asks those questions, your call list builds itself.

The unrepresented buyer (your future client)

Hi [Name], [You] from the [Maple St] open house. Since you're touring on your own, here's a thought: I can set you up with an automatic list of homes matching what you're looking for, the same day they hit the market — no obligation. Want me to send a few that fit?

The home-to-sell visitor (a listing lead!)

This is the highest-value follow-up most agents never send, usually because their paper sheet never asked the question. One listing pays for a decade of better systems.

The one-week nurture email (everyone who didn't reply)

💡 Tip: All of these scripts assume you can actually read the visitor's contact info. If your sign-in sheet gives you "Bob, no phone number," no script can save the lead — capture comes first.
