How to use it

How to work out what an open house lead is worth

Five numbers from your own business, and the calculator does the rest.

  1. 1Count your usual sign-ins

Use a normal open house, not your busiest. If you use a paper sheet, count the legible entries.

  2. 2Add how often you host

Your own listings and the ones you sit for other agents both count.

  3. 3Put in a typical price and your commission

The price most homes in your area sell for, and your commission per side.

  4. 4Make an honest guess at conversion

Out of 100 guests, how many end up as clients? If you don't know, start low and see how much the answer changes.

  5. 5Read the value per sign-in

That is what each guest at the door is worth to you on average, and what a lost or never-called lead costs.

The number only turns into money if every guest is captured and followed up; Open House Console signs them in, alerts you on the spot and keeps a who-to-contact-next list for $70 a year.

FAQ

Common questions

How is the value of an open house lead worked out?

Commission per client times the share of guests who become clients. If a typical side pays $12,000 and 2 guests in 100 become clients, each sign-in is worth about $240 on average.

What conversion rate should I use?

Your own. There is no honest single number for every market and every agent. Start with a cautious guess, then compare it with your last year of open houses: how many clients came from people who signed in.

Why does a single sign-in matter so much?

Because most of the value sits in a few guests you can't pick out at the door. Missing one sign-in, or never calling one, can be the guest who would have been your client.

Is anything I type saved or sent?

No. The numbers stay in your browser. There is no account and nothing to sign up for.
