What to ask open house visitors

The questions worth putting on your open house sign-in, the ones that scare people off, and how to get honest answers without turning the front door into an interrogation.

Your sign-in is the one moment every visitor passes through, so it is tempting to load it up and learn everything. Do not. Ask too much and people quit halfway, or they make up answers just to get past the screen. The trick is asking a few things that actually change how you follow up, and letting everything else go.

Here is the rule the whole thing hangs on: keep the required part short, and make everything else optional. A short form gets finished. A nosy one gets abandoned at the door.

Always get these three

Name, email, and phone. That is the entire required list, and it should stay that way.

  • Name, so you can greet them by it and make the follow-up personal.
  • Email, so you can send a thank you and keep in touch without being pushy.
  • Phone, because a text the same night is the fastest way back to a warm buyer.

💡 Tip: Do not require anything past those three. Every extra required field is another person who gives up before they finish. On the Open House Console sign-in, only name, email, and phone are required. Everything else is optional, so nobody gets stuck on a question they did not want to answer.

Ask these four, but keep them optional

A handful of optional questions is what turns a name into a lead you can actually rank. These are the exact ones the sign-in offers, and each one earns its place.

  • Are you working with an agent? This tells you fast whether it is your buyer or someone else's.
  • Do you have a home to sell? A yes is often a listing hiding in plain sight.
  • How is your financing? Pre-approved and cash buyers can move now, not someday.
  • How soon are you looking to buy? Someone shopping in the next few months is a very different call than someone a year out.

Here is why those four in particular are worth asking. Anyone who is pre-approved, paying cash, buying within three months, or carrying a home to sell gets flagged as a hot lead automatically. So these questions are not busywork. They build your call list for you while people are still walking the house.

Add your own when the listing calls for it

Some homes raise a specific question, and you can add your own. The sign-in lets you drop in a custom question as a yes or no, a dropdown, or a short write-in. Use it for something that actually helps you, like 'Are you drawn to this home or the neighborhood?' or 'How did you hear about the open house?' Keep it to one, maybe two. This is a sign-in, not a survey.

What to skip

  • Anything you do not truly need. Every question is a small tax on finishing.
  • Sensitive money questions at the door. Income, credit score, exact budget. Save those for a real conversation once they trust you.
  • Required fields beyond the basics. Optional means people answer when they are comfortable and skip when they are not, and you still keep the sign-in either way.
  • Anything that feels like a trap. People can tell when a form is trying to corner them, and that is when they start making up answers.

Tag them while it is fresh

The best read on a visitor happens in the moment, not from a spreadsheet on Monday. As people come through, a quick sense of buyer, seller, neighbor, or just looking makes Saturday night's follow-up much faster. Open House Console gives you one-tap tags for exactly those, so you can mark someone the second you talk to them and sort the whole list later without trying to remember who was who.

The short version

  1. 1Require name, email, and phone, and nothing else.
  2. 2Offer agent, home to sell, financing, and timeframe as optional questions.
  3. 3Add one custom question only if the listing really calls for it.
  4. 4Skip anything sensitive or anything you will not use.
  5. 5Tag each visitor at the door so your follow-up sorts itself.

The best sign-in is short enough that everyone finishes it and smart enough that you walk away knowing who to call first. Get those two right and the form does half your qualifying before you have said a word.
